The skyline of Omaha is about to witness a dramatic change, as a new skyscraper is about to soar its skies. Currently under construction, but once completed, it will be the tallest building in Nebraska and its neighboring states. Designed by US architecture firm Pickard Chilton, this impressive glass tower is 206 meters long and 44-stories.
Developed by Nebraska-based Lanoha Real Estate Company, construction began last year with an expected completion in 2026. Pickard Chilton, founded in 1997 and based in New Haven, Connecticut, ensures the project meets the highest standards of design and functionality.
Located just west of the recently reopened Gene Leahy Mall at RiverFront, the skyscraper will serve as the new corporate headquarters for Mutual of Omaha, a leading insurance company. The decision to move was influenced by the planned streetcar line, which will enhance accessibility and integrate the building seamlessly into downtown’s lively environment.
The building’s modern design features a sleek glass façade with distinctive notched corners and a translucent cap that beautifully reflects sunlight. Inside, the 22 office floors are designed to boost productivity and support a flexible work environment. On the 17th level a standout five-floor sky lobby offers dining options, fitness centers, and outdoor spaces for employees to relax and socialize.
The double-heighted conference room on the 44th floor provides its occupants with breathtaking views of Omaha, which surely inspires creativity and collaboration. Architecture studio HOK took over the interior design with a vision to create different environments on each floor to meet as diverse employee needs as possible.
“From cozy meeting rooms to vibrant break areas, we’ve created spaces that adapt to our employees, fostering a people-first culture,” explained Betsy Graham, an interior director at HOK.
This skyscraper is part of a wave of innovative developments across the Midwest, including Oklahoma City’s Legends Tower and Milwaukee’s upcoming mass-timber skyscraper. Upon the project’s announcement, Mutual of Omaha CEO James Blackledge said:
“A modern urban transportation system in the form of the planned streetcar line makes this project possible by providing convenient access to our planned headquarters tower and by allowing us to think creatively about many aspects of the project…We are inspired by the energy in downtown Omaha and recognize the importance of a vibrant urban core for the city’s future,”
