Foster + Partners Unveils Sudameris Plaza, Paraguay’s Tallest Tower in Asunción

In Asunción, Sudameris Bank’s new headquarters will take shape as Sudameris Plaza, designed by Foster + Partners. The 39-storey, 188-metre tower will be the tallest building in Paraguay and a prominent addition to the city’s skyline. The project integrates office space, cultural facilities, and extensive landscaped public areas, establishing a new civic and corporate landmark for the capital.

The Structure and Form Behind Foster + Partners’ Sudameris Plaza

The tower’s design is defined by its expressed concrete frame and timeless vertical geometry, giving it both structural clarity and iconic presence. According to Niall Dempsey, Senior Partner at Foster + Partners, the building’s “restrained elegance and timeless form symbolize the bank’s enduring presence in the region.” With 1,200-square-metre floorplates and flexible open-plan layouts, the tower provides versatility for modern workplaces while ensuring panoramic views across Asunción.

Sudameris itself will occupy the first six floors and the two uppermost levels, while the remaining floors will be leased as commercial offices. The upper levels feature private offices, a boardroom, and gallery space with expansive terraces overlooking the city.

Green Infrastructure and Public Realm

Sudameris Plaza’s integration of nature and civic life. The base of the tower opens into a landscaped public garden that forms the heart of the development. Flanked by low-rise shops, cafés, and cultural spaces, the garden is designed as a vibrant social hub for both employees and citizens. Importantly, all existing trees on site will be either preserved or relocated to an adjacent plaza, reinforcing the project’s ecological responsibility.

David Summerfield, Head of Studio at Foster + Partners, stated that the project is envisioned as a landmark deeply rooted in nature. He explained that the tower rises from shaded gardens at its base to form a destination with cafés, shops, and social areas immersed in greenery. Summerfield added that this landscape continues vertically through sky gardens, offering breakout spaces that enhance wellbeing and create stronger connections with nature.

Sky gardens and outdoor terraces punctuate the tower, bringing greenery into the vertical realm of the workplace. These elevated landscapes provide relaxation areas, social hubs, and visual connections to the wider city, enhancing employee well-being and blurring the boundary between nature and high-rise living.

Human-Centered Experience

The grand double-height lobby creates a welcoming threshold while offering a covered pedestrian walkway. This design move encourages permeability and invites the public into the development, strengthening its role as an urban landmark rather than an isolated corporate tower.

Inside, the north-facing double and triple-height floorplates offer generous, flexible workspaces. The south side features collaboration areas that overlook the gardens, ensuring natural daylight, stunning views, and a calming environment for staff.

For Sudameris, occupying the crown of the tower symbolizes both status and vision. These upper levels combine privacy with unparalleled views, designed to host leadership offices and cultural programming spaces.

A Green Civic Landmark for Asunción

Juan Frigerio, Partner at Foster + Partners, emphasizes the development’s civic importance: “Working closely with Sudameris, we are creating a vibrant new destination at the base of the tower, providing a range of green and cultural spaces that will establish a valuable public space for this growing city.”

Sudameris Plaza is envisioned as an urban catalyst, a project that elevates Paraguay’s capital into a new era of sustainable, people-centered architecture.
